What a stunning holiday cottage. We loved everything about it the space, the comfort, the facilities, the gardens. We hope to be back!
What an absolute gem The Carriage House is. Beautifully decorated and laid out with everything you need. We stayed for a week along with our adult daughters and their partners to celebrate our 25th wedding anniversary and we couldnt have asked for a more cosy yet spacious family property. Wed love to sell up and downsize to a property just like this! The only reason I have given 4 stars and not 5 is because of the bedroom above the kitchen. There is absolutely nothing wrong with the bedroom itself but the extractor fan from the kitchen manages to leak food smells into the room. It is boxed in but there is obviously an issue with the piping from the extractor. From breakfasts they were woken with the smell every morning to roasts the room stank from cooking which really isnt acceptable. I tried to contact Sykes by WhatsApp we had previously communicated using WhatsApp about this after we left to let them know of the issue. I did not get a response only messages stating they hadnt received a response so would close the chat. I was waiting for them to come back to me! I wasnt prepared to phone and be on hold for over an hour which I had done prior to us going away
Everything was wonderful! The property was ideal for our small family gathering. 7 adults, 1 infant & 2 dogs Just one negative, seating in living room could be more comfortable.

We had the best Christmas at The Carriage House. The house is stunning, beautifully and tastefully furnished and decorated, superbly comfortable and it comes with excellent amenities. We were delighted and loved every minute. We loved the view down to Lyme Regis and local pubs. The sauna on the beach was fun and lunch at the Tytherleigh Arms was superb. Thank you

A perfect property for our weekend gathering in a fabulous location. The cottage was well equipped, warm, beautifully furnished and super comfy and cosy. The welcome pack was a wonderful added touch and everyone was very helpful. Thank you, we cant wait to come back and visit again!

There are a couple of reasons for the scores I gave. At first glances as you went in the property was quite stunning. We soon saw, although equipment and facilities were spotless, there was a lot of dust, crockery in the cupboard was sticky or just dirty and needed washing before use and some of the cutlery had dried food stuck on it. The house at first glance was stunning, with showhome rooms, but it wasn't comfortable. One of the beds sloped sidewards and the bedding had a sweet, extremely strong, perfume which didn't subside and in both rooms we couldn't breathe. The bedroom lamp didn't work. The property is not suitable for disabled as it was deep shingle to the house, with no path and my walker didn't move on it even with large wheels. The step on the door was extremely high with no steps and nowhere to grab hold of to pull yourself up and the lock was very high . So, in summary, show home on entrance, with stunning views and location, but definitely not suitable for disabled people. Beautiful to look at and would be stunning to the younger fit generation, but sadly not for us. We left on Wednesday, 2 days early.
Excellent accommodation with very good kitchen facilities. Location was good with easy access to Lyme Regis along the river path.

The property was beautifully clean and presented. The decor and furniture are really stylish. The gardens are a joy. Two things that I forgot to tell the cleaners sorry to put here not a criticism salt grinder needs more salt dishwasher a bit dodgy it might be that we need to be told what setting to put it on.
We just had the most wonderful week's stay at The Carriage House. Perfect facilities, everything catered for, fully equiped kitchen, 2 lovely lounges, beautiful bedrooms & bathrooms, fab outdoor areas with table tennis & pool table. My family absolutely loved the table tennis & pool table. Our 2 dogs loved the walks down the lane & public footpath. My favourite bit was the stunning view of the woodland from the lounge, perfect way to unwind. I would highly recommend this property, stunning.

Have just returned from a fabulous stay at the Carriage House. Check in was clear and easy. It was probably one of the most beautiful and stylish holiday homes I have stayed in! The rooms were spacious and comfortable and the 3 bathrooms were perfect. The welcome pack was thoughtful and the space was amazing. It was a good base for us to explore the surrounding area and we were lucky with sunny weather which always helps. There is nothing I can fault it on I would 100 stay here again. Also the pub in the village the Talbot Arms does the best pie ever and is worth a visit. Overall a brilliant holiday in a stunning home
A beautiful house. With everything you needed. You have thought of everything. Stunning inside and out. Myself and my husband, our 3 grown up children and their partners lots of space, we enjoyed relaxing outside, eating outside. Just being together. The dogs loved it, lots of places to walk from the door. THANKYOU for allowing us to bring an extra dog Lyme Regis is beautiful, early morning swimming each day. THANKYOU x sorry I broke a glass putting it in the dishwasher

Amazing fit out, stylish & homely. We all enjoyed our stay but agreed that for such a high end stay, providing limited cleaning product seemed petty. Two tea towels for eight people? Limited dishwasher tablets. No shower gel or shampoos. These basic touches would have a made a big difference to how we felt about the property.

We had a fabulous stay at Carriage house. Each room was comfortable and well equipped. It was like a little sanctuary with glimpses of the sea to top it all off. We'd recommend. Short drive from lots of places to visit and and tranquil place to return to.

Even better than the pictures! Such a comfortable and beautiful property in stunning grounds. Everything we needed was there hidden drawers are labelled. Welcome pack was a lovely treat. Yes, as previously mentioned on reviews, one of the gardens is not secure for dogs but our dogs were fine in the front garden. Adventurous dogs could possibly still get out but I understand the owners are limited on what they can do here. Would definitely return!
The water pressure is very poor, not a huge issue. And we could not find a pizza cutter or a cork screw. Again, no biggies but things one would expect to have in a property of this type.

We had a wonderful week in this lovely, fantastic property. It was perfect for the 8 of us and our dog, with space and well considered seating areas for everyone to do their own thing. It was very well equipped the 2 dishwashers were handy and the large seating space by the lounge room caught the morning sun with a stunning view to boot. We would definitely book to go back to see what it would be like in the summer, but it was a also a lovely house to cosy in on a rainy day. Beautiful, easy walk to Lyme Regis too.
Excellent property very comfortable and a lovely log burner perfect for January weather . Cosy and well maintained.One small problem at the beginning but was dealt with fast and efficiently. I would have no problem in recommending this superb property .We would definitely return.Lovely restaurants to recommend Toms for fish on the marine parade also Rock Point gastro pub .

Short family break with 8 adults to celebrate mum's 80th birthday. Absolute amazing place in every way. The only suggestion I would make is that the heating was timed and had to wait until 7pm for evening heat. Not the best in November but if you take logs you can light wood burner earlier. Cannot recommend enough. Thank you.
Absolutely beautiful house in stunning grounds. The house has everything you could wish for with amenities and when we needed to phone the agents for the electrics and plumbing, they came out super quick. We had seven adults, a baby and a dog and it perfect with plenty of room. The beds were so comfortable and the decor was beautiful. Lyme Regis was not far away by car and a beautiful seaside destiniation. We will definitely stay again!
As a group of 4 couples the size of the bedrooms was important and this worked for us. The house is very well equipped and has quality touches to the decor. Water flow upstairs for the shower and taps is inconsistent. We had a great and comfortable time and were pleased with our choice. Also the owner contacted us prior to arrival with a potential problem, which was sorted before we arrived, which indicates the concern they have for renters to have a good stay. Thank you.
Absolutely fabulous holiday spent in this accommodation. Fantastic facilities and beautiful home throughout. Extra special that we could bring our two dogs with us! Would highly recommend and would love to visit again in the future.

We had a great week at the Carriage House. It's a lovely, comfortable house with some really nice paintings & ornaments. And set in a beautiful parkland setting. The position is excellent we loved the walk down beside the river into Lyme Regis. And along the coast path, on either side of the town. All four bedrooms were comfortable & spacious. The living space was fine for six but eight adults might find the dining area a bit squashed. Also, as others have said, the garden is not at all secure for dogs. In one place, there is no barrier at all between the garden & the car parking area. Our only other quibble is some shortfall in kitchen equipment. We had to borrow a tin opener from the neighbour! But overall, it's a lovely house & we recommend it.

We had a super multigenerational 2 dogs family holiday. All facilities were well thought out, with plenty of space for everyone to do their own thing as well as get together, inside and outside. We felt very relaxed, especially enjoying the green energy from the decking. We arranged a supermarket food delivery for the first evening, which was really helpful, although we remembered to give specific instructions not to follow the postcode via satnav, we did liaise directly with the driver to negotiate the electric gate. We are hoping to visit again next year. Thank you for a simply marvellous stay!

Overall excellent. A few quibbles door to downstairs bedroom jams and no lock or handle instructions on directions could be clearerback gate only open if main drive locked, and this back gate is where Google takes you. One overall point of viewgardens being planted up with exclusively nonnative plants rhododendrons, azaleas, camellias etc. The lovely wildlife depends on native trees and arboretum all around. Could do with much more native species around site especially hedgerow and deciduous trees.
Just back from a Bank Holiday weekend stay at the marvellous Carriage House, in such a quiet and beautiful setting, made all the more spectacular by the variety of leaves in their vivid early season greens and reds of the copper beech and acers. The house is very well maintained, comfortable and extremely well equipped. There were six of us for our family get away, so plenty of indoor space, and of course, in the summer ample outdoor seating for any time of day. From the main lounge youre always catching the stunning view of the sea and distant cliffs. The walk into Lyme along the River Lim is very pleasant, there is a footpath parallel to the main road to get down to the Talbot Arms where the walk starts. If you like hearty, tasty, well cooked traditional British pub food, the Talbot Arms is the place to go, anything fancier you will probably need to go into Lyme itself. As various reviewers have commented, the garden isnt dog safe, I dont know if it would be possible to line the wooden fencing with close mesh wire. I know you get instructions on how to get to the property, but if youre looking on the website map, the house is shown as being on the wrong side of the road!
We had a lovely stay at the Carriage House and absolutely plan to stay again. We loved the quiet setting the fact its hidden away makes it such a peaceful hideaway from the busy Lyme Regis area. We could hear the owls and saw the rabbits and deer on the estate. We visited in a really quiet time but imagine it would be a real benefit at peak times. And even though it feels quiet and remote, it is really close to Lyme which we visited for dinner a few times. The property is really well equipped, it had everything we needed and more. We were able to sit outside for some of the week and enjoy the distant view of the sea. Everything was more than comfortable, the house was cosy with the underfloor heating and we loved the snug. It is worth being aware of the following but they didnt detract from our stay at all there has definitely been some effort to make the front garden more secure for dogs but its not 100. We kept ours on the lead and that didnt bother us. water pressure isnt great as its rural, we just worked around this for showers etc We loved it. Thank you!
This is a wonderful property in a beautiful location. Seating areas all round the house, so you can always catch the sun. It is worth noting that the various steps around the garden and the deep step into the house were very difficult for my mother to manage with reduced mobility. The property is extremely well resourced and very comfortable. We loved the distant view through the trees to Lyme Regis and the feeling of peace and calm. Highly recommend this property.
Just got back from the best weekend at the carriage house. What an amazing property clean and everything about it is so perfectly done, the interior design is beautiful. Very peaceful break away with everything you need, very well equipped. Decking is very slippy when wet and as other reviews the garden isnt very secure for dogs but manageable. Thank you so much for such a lovely stay, this really is a gem of a place! We will be back for sure.

Wow what a find! ! family of 7 adults all had positive thoughts nothing anyone could pick up on other than not enough tea towels, and one half of the toaster doesn't work without holding it down!!! Very beautiful location, very clean and presented,welcome pack top marks and well thought out and stocked, bed linen good quality and towels presented nicely on beds. We as a family work in different aspects of cleaning of holiday homes and air bnb properties and see many different styles, designs and presentations, this marks very high on our list so far...superb .. Many thanks...hope to come again.

We had a wonderful stay at the Carriage House, the place is beautiful and it had all the facilities we needed. We were able to visit Lyme Regis easily and were keen to get back to relax by the fire in the evenings. It was a perfect place for a family get together, we would love to visit again!
The Carriage House is AMAZING! ! We had such a wonderful weekend there and words, nor the photos, can express how fabulous the property is! The house is beautiful, really well equipped, tasteful furniture and decor and it was wonderfully warm and welcoming when we arrived. Amazing views, lots of parking and totally secluded in the most fantastic woodland! This is a very special place and we will definitely go back again. Exquisite!!
